Some Tips on How to Lease Office Space in New York, NY

When my boss asked me to look into a new office in New York City last month, I was a little nervous about it. First of all, I am in sales, not real estate, and I know virtually nothing about what questions to ask or how to lease office space that will work for our company’s needs. Luckily, a friend of mine, who has been in commercial real estate for years, sent me a quick checklist, so I’m sharing it here:

How to lease office space in NYC:

1. Make sure the space is big enough for your needs, and don’t over-commit - be realistic.

2. Tour the building and ask long-term tenants for their opinions. Find out why the previous tenant left. Ask what kind of support is by the management company.

3. Find out if there is any retail office space in the building, and if this will present a distraction for clients who visit your office. Is this retail office space planning to expand?

4. Ask about the hours of the building, and find out what kind of security is offered (key card, keypad access, etc.)

5. Ask yourself if this is where your closest competitors are located? Are you in the “right” neighborhood for your industry?

6. Check out the facilities, elevators, lighting and cleanliness of the building. Do they meet your requirements?

7. Find out where all the nearest parking facilities are located. Do they generally fill up during the day?

8. How does the price per square foot compare to similar buildings and neighborhoods?

9. Find out who is responsible for heating and air conditioning maintenance, painting, carpet cleaning, etc.

10. And finally, hire a real estate attorney to negotiate the terms of the lease, and plan to negotiate for needed improvements and other incentives before you sign off.

I hope this helps. It certainly took a lot of the guesswork out of this process for me.

Having enough FFXI Gil is the most essential aspects of the game. Gil the major currency used when purchasing or trading items. To be a good player you will need allt he Gils you can get. No matter how great your game skills are you will need the Gils to get your equipments, armors, weapons and other items. Having the gears early in the game will help you advance to higher levels at a faster pace than others can. Here are some good tips to start your career in Final Fantasy XI.

Warp Quest
This method can get you about 10k gil within an hour. You need to start with 1k to purchase a slime oil. After you’ve purchased the slime oil, bring it to an NPC named “Unlucky Rat” in the Metal district of Bastok in exchange for a warp scroll. The scroll sells for about a good 7-10K. Seems easy? Well slight problem with this method is that you will need to have enough fame built up before the NPC will take your slime oil. You will be required to run around town doing low level missions to get your fame up. This is where it gets a little time consuming but 10k gil an hour for a lowbie is really good. You can also redo this quest by creating a mule account and transfering 1k gil to that character.

Just Badge Quest
The Justice Badge quest is located in Winhurt and will require 1 rabab tail and 4 onions to complete. you can buy the stack of rabab tail in the auction house for 50-100gil. Easy to do at low level. In the docks of Winhurst you will find an NPC that you can give the rabab tail to. He will give you the Justice Badge which sells for 500-2000 gil in the auction house. After receiving the bad, give him 4 wild ionions and you’ll receive a scroll that sells up to 5000 gil. You can repeat this quest by using a mule.

Fire Crystals
A stack of first crystals can sell for 2000 gil easily over at the auction house. There are 2 good methods to collect fire crystals. The more commonly used method would be the usual beat the mob down and loot method. To start you need to be around level 7-10. You will need signet cast on you at your town gates. Head out North to Gusterburg where you will be able to find many vultures. You’ll only want to kill the vulters and nothing else to conserve time. To the Northwest of San D’oria there is an area full of Orcs. The orcs drop a nice amount of fire crystals as well. You can probably average about 3 stacks in an hour. 6000 gil in an hour for a level 7-10 is not too bad.

The other method of farming fire crystals is by gardening. You start by buying a brass flower pot in the auction house, several vegetable seeds and some water crystals. You then plant the flower plot in your Mog house and put in the vegetable seeds. Feed it some water crystals, after 1-3 days you will have 17 fire crystals come out of it. You can have up to 6-8 flower pots per house, you can easily make 20-30,000 gils every 2-3 days. It only takes a few minutes to purchase the accessories and to plant them. It’s a wealthy short term investment. Money growing on trees is the way I think of it.

Overbought/Oversold

Has your broker ever told you that a stock is “overbought” or “oversold”? He probably went on the explain that the stock you own (I hope you didn’t) had gone down so far that it now was oversold and due for a rally. He might also have encouraged you to buy an equal amount to “dollar cost average” your position so that when (”if”- he didn’t say that, I did)) it did go back up you could “get out even”. He might even say you “could make a fortune”.

Waiting to get out even is the great trap that is preached by all the big Maul Street brokerage houses. What is even worse is most brokers and financial planners believe it. What happened to all those beautiful company reports sent to you telling how wonderful this stock was before you bought it. Maybe you better read those back to him. Brokerage companies do not want you to sell.

When any stock is going either up or down for any extended period of time it does seem logical that it can become overbought or oversold, but let’s examine what that means to your ownership.

The reason a stock started up is because the underlying profit projection is going to produce substantial profits that will make the stock more valuable. At some point it is going to reach a true valuation and should stop advancing. What usually happens is it goes beyond true valuation to what could be called overbought (over valued) and then starts down. You may be encouraged to buy when a particular stock becomes “hot” and everyone is buying it. When all the sheep are buying you want to be a seller or you will also be sheared.

Suppose all this was in anticipation of future profits that did not materialize? Then the rise would turn over and head down. This would be more likely for a smaller company than one of the giants, but giants have been toppled. If any fraud was involved the company might even go bankrupt.

Think back to WorldCom that went to the moon and was finally flushed down the sewer. Did it EVER while it was tanking become oversold for a rally? Not hardly because there was no value. Unless you truly understand how to trade overbought and oversold situations the best thing to do is keep your hands in your pockets.

Beauty is in the eye of the beholder. Overbought and oversold is in the mind of the buyer/seller.

ATT U-verse Reviews — Uverse Doesn’t Cut it

If you’ve been contemplating attuverse be ready to think about alternatives ; unless you like poor service on top of never ending on hold times to talk with someone on the telephone.

You probably gotten millions of great att uverse reviews but I’m providing the truth. I was actually astonished at the amount of that were giving positive reviews.

I’m pissed because I was waiting for 47 minutes to speak with the billing dept because my very 1st bill was a negative alert and a bill for $392.

After being passed off to several imbecils, I was finally sent to a person who allegedly could make an adjustment on the amount. After 17 minutes on hold, I was told that the original person I argued with could only change it. So, that was finally an hour long call that changed absolutely nothing since the other office closed up while I was on hold.

In addition to the recent time, I’ve had a technician come to my place 8 times for the terrible quality of service. Nothing has been fixed.

The only reasonI selected them is because the number of channels has great potential and it costs below the other providers. But honestly, I wouldn’t recommend this company to anybody.

Holding Great Expectations Means Mingling with New Singles

For one, You couldn’t describe me as downright satisfied as an “independent” (aka: naturally single) person and be 100% truthful. Even then, I’m not uncomfortable with the reality of life, either. I only suggest it on the blogosphere as an intriguing personal tidbit setting up the story I will shortly discuss honestly.

This time last week yours truly met for coffee with Sandy, considering joining Dallas Personals site. As of this minute, I stand to the blogosphere as a fully satisfied member of the dating service. Totally, I am. It’s great! If you’ve been paying attention, perhaps you’re thinkin’, “You totally owe me an explanation.”

Here’s how it went down, I saw this Great Expectations Dating site and liked what I saw. They’re for quality and professional singles who think dating isn’t a game.

Because in all honesty I’d never been too big on this silly social phenomenon my friends and my family call “Dating.” I heard it more than you know. Day and night readers nagg, “Are you seeing somebody?” and “Oh I know just the guy for you!”

“Baloney!” I reply, and playfully so. “Have you seen what’s out there?”

“Don’t be silly,” they level with me. “You haven’t dated in a year, you wouldn’t know!”

Leave it to my sister (on a good day) :-P Stacey Holland. She beams the best ideas to my brain to put me back on course. Loved ones never fail . No countering that, and I thank her for it.

Back to the point of this post. As I browsed from more than three hundred combinations of outfits for my first singles event with Great Expectations, a revelation hit me real. Over the last year, I hadn’t entertained too many literal great expectations for dating in the serendipitous winding course of life. It’s good to be single, even more so with healthy optimism. Holding great expectations makes a difference for a caring soul.
